Our firm’s partners have also represented clients with the zoning and entitlement acquisition for most of the downtown riverfront projects including: Beau Rivage, St. Tropez, Riviera, Allure f/k/a Cypress Club, Hotel Monaco, One West, Sullivan Legacy Harbor, Prima Luce, The Vue, & Oasis.. Mr. Strayhorn secured the initial zoning and land use entitlements in the early to mid 2000s for some of these projects, including Beau Rivage, St. Tropez, Riviera, Allure f/k/a Cypress Club, Hotel Monaco, One West, Sullivan Legacy Harbor, and now our firm has been involved in renewing and modifying the expiring entitlements for projects including Allure f/k/a Cypress Club, One West, Sullivan Legacy Harbor, Prima Luce, The Vue, and The Oasis . Our firm has been successful in obtaining maximum bonus density under the Duany Plan/Smart Code to permit increased density, thus increasing tax base and economic viability of residential units in the downtown area.
Recently, our firm succeeded in obtaining City approval for the amended Planned Unit Development for the Vue project, which now has a new modern look and improved relationship with the River and Park next door. The Vue project encompasses the old Shrimp Docks property adjacent to the City of Fort Myers Centennial Park. Mr. Strayhorn originally represented the Michael Abbot Corporation which had been known as the Downtown Fort Myers Shrimp Docks wherein the City of Fort Myers acquired the upland, riparian and submerged lands to the east, secured the necessary dredge and fill permits and created what is now Centennial Park. Understanding the intricate history of the property, past public concerns, past amendments to the project and Duany’s downtown plan, Ms. Persons was able to present an even better project before Planning Board, before the public at numerous special public meetings, and ultimately before the City Council to obtain their approval of the latest amended Planned Unit Development.
Our firm has also represented its client in the site acquisition and acquisition of entitlements for the property originally known as the Sheraton Riverfront Hotel, later Amtel and now most recently incarnation as Campo Felice, a 409 unit Independent Senior Living project and contiguous ALF and memory care with 30,000 sq. ft. office building located on the vacant corner of Fowler and First Street in downtown Fort Myers. This project is presently underway and has already transformed the skyline of downtown Fort Myers.
Our firm has also assisted in formation of the City Ordinance regarding the lease and disposition of submerged lands granted to the City by the Florida Legislature and negotiated leases including that Submerged Land Lease granted to Legacy Harbor for Haywood Sullivan, Managing Partner of Boston Red Sox.
Strayhorn and Person has represented numerous clients before the City of Fort Myers Historic Preservation Commission, City of Fort Myers Planning Board, City of Fort Myers Board of Adjustments, City of Fort Myers Code Enforcement, Hearing Examiner for Lee County on code and zoning issues, and Lee County Board of County Commissioners.
Our firm has been involved with some of the first Tax Increment Finance/Tax Rebate Agreements fostering growth in the downtown area beginning with the Beau Rivage project on East First Street at Billy’s Creek. The firm has recently represented clients in obtaining Tax Increment Finance Agreements with the City to help get off the ground major new construction for the first time in a decade, including such projects as Campo Felice Independent Living Facility, Allure Condominium Highrise , Prima Luce Condominium Highrise and a retail/apartment complex project on south US41 at the gateway into Fort Myers.
